We are deliberately narrow. Every job we take is residential, owner-occupied, single-family, and within a ninety-minute drive of our shop in Hudson. We do not bid commercial work, multi-unit, or speculative development.

Custom builds

Ground-up homes built once.

Single-family residential construction from $1.5M to $8M, working from a complete architectural set provided by your architect or — for clients without one — coordinated through one of two preferred design partners (North River Architecture, Field Operations Studio).

We sign on a guaranteed-maximum-price contract after pre-construction. Every line of the budget is ours to deliver against. Owners receive a phased draw schedule, a weekly job-site report with photographs, and a change-order ledger settled at each handover.

Service 02 / Additions
Additions

Wings, second-stories, outbuildings.

New floor area added to existing homes, designed to defer to the original structure's vintage. We work from carefully measured as-built drawings, conduct selective demolition with structural shoring, and tie the new envelope into the existing thermal & moisture barrier without leaving cold seams.

Our most frequent addition projects are kitchen-and-family-room ground-floor expansions, primary-bedroom wings, and accessory dwelling units (ADUs) of 480–820 sf as guest quarters or studios.

Service 03 / Renovations
Renovations

Whole-house, structural-out.

Deep renovations of existing homes, typically with full mechanical, electrical, and plumbing replacement, structural reinforcement, envelope re-tightening, and new finishes throughout. We start every renovation with a structural & code survey and an existing-conditions photo log.

Renovations are scoped per-room from the as-built. We do not "open the wall and see." We open the wall, photograph it, sketch it, price it, and then we open the next wall. Surprise change orders on field conditions are kept under five percent of GMP.

Service 04 / Kitchens & baths
Kitchens & baths

Single-room work over $250K.

Kitchen, primary bath, and library/study renovations at trade-grade specification — custom cabinetry built in-shop, plaster walls, brass plumbing, integrated lighting design, and stone surfaces sourced from regional quarries. We will not take a kitchen project under $250,000 because the cabinetry alone runs over that.

Most kitchen projects involve some structural alteration (load-bearing walls, beam pockets, new windows). All sit-down design occurs at our shop in Hudson with the cabinetmaker, the architect, and the owner around one table.

Service 05 / Restoration
Restoration

Pre-1900 stock, brought forward.

Historic-district restoration of stone farmhouses, mill structures, and 18th–19th century homes. Coordinated with local preservation commissions and SHPO when applicable. We document every original feature before disturbance, save what is structurally sound, and recreate what isn't using the same species, joinery, and tooling marks where possible.

Restorations are often eligible for state and federal historic-preservation tax credits. We will work with your tax counsel to package the substantial-rehabilitation file.
