About one in three of our sales never reaches public listing. Estate transitions, divorces, owners testing the market quietly — they come to us first because we don't broadcast.

If you've signed our buyer agreement we'll share what's circulating in the back channel. About fourteen homes a year on the North Shore, ranging from $850K to $7.5M. We're particular about who we share with.

How the off-market list works

  1. Sign a buyer-broker agreement with one of our four brokers (Theo handles most buyers).
  2. Tell us what you're after in plain English. The more specific the better — "no heavy renovation, walkable to Singing Beach, four bedrooms by spring 2027."
  3. You get a weekly digest of what's circulating off-market, vetted to your brief — most weeks two or three homes, some weeks none.
  4. If something fits, we walk it together before it's anywhere public.
