The work, priced honestly.

Below: how each service runs, what we charge for the most common jobs, the warranty terms, and when to call us versus when to wait. Real numbers, in writing.

Service 01

Drain cleaning

Most drains we clear are kitchen lines softened by years of grease, or main-line stoppages from tree roots in clay-pipe houses east of the city. We bring a camera on every main-line job — before and after — so you see exactly what came out.

Common issues we see

  • Slow kitchen drain that gurgles when the dishwasher runs
  • Bathroom sink that fills the tub at the same time
  • Main-line backup affecting every drain in the house
  • Recurring clogs after recent landscaping work
  • Sewer-gas smell in the basement

How we work it

  1. Locate the cleanout and assess where the blockage is
  2. Cable or hydro-jet to clear, depending on the cause
  3. Camera the line so you can see what we found
  4. Recommend a fix only if a repeat is likely

Drain warranty terms

30 days on cabled drains. 90 days on hydro-jetted main lines. If it clogs again at the same spot inside that window, we come out and clear it for free.

When to call

Don't wait if…

  • Multiple drains are slow at the same time
  • Water is backing up into the lowest fixture
  • You smell sewer gas indoors
  • You hear gurgling from drains you aren't using
Service 02

Water heaters

Replacements account for two of every three water-heater calls. We stock the four most common models on our trucks — gas tank, electric tank, gas tankless, hybrid heat-pump — for same-day installs whenever the existing setup matches.

Common issues

  • No hot water or lukewarm only at far fixtures
  • Tank leaking from the base or side seams
  • Pilot won't relight or igniter clicks but won't fire
  • Water heater older than 12 years
  • Recovery time creeping longer than usual

How we work it

  1. Diagnose: repair or replace, with our honest take
  2. If replace: walk through three options at three price points
  3. Pull the permit, install, and dispose of the old unit
  4. Walk you through the new controls before we leave

Warranty

Heater warranty terms

1-year labor warranty on all installs. Manufacturer warranty registered on your behalf at install — usually 6 to 12 years on tanks, 12 to 15 on tankless.

When to call

Replace, don't repair, if…

  • You see active leaking from the tank itself
  • The unit is past 12 years old
  • You're getting rust-colored hot water
  • The repair quote is more than half a new install
Service 03

Whole-house repipes

Most of our repipe work is galvanized-out, PEX-in. Half-inch trunk lines, half-inch branches, manifold at the basement. A two-bath colonial typically takes three days with the water shut off only during the daytime — we time it so you have water back every evening.

Common reasons to repipe

  • Galvanized pipes turning hot water rust-colored
  • Low pressure that doesn't improve with fixtures
  • Recurring pinhole leaks in copper
  • Insurance carrier requesting documentation
  • Selling a 1950s house and trying to clear inspection

How the job runs

  1. Walkthrough · mark every fixture, every wall, every ceiling cut
  2. Day 1 · runs to bathrooms upstairs, water back by 6pm
  3. Day 2 · kitchen, basement laundry, manifold
  4. Day 3 · pressure test, drywall patch handoff, walkthrough

Warranty

Repipe warranty terms

10-year labor warranty on all repipe joints. PEX manufacturer warranty is 25 years and is registered on your behalf at completion.

When to call

Symptoms that point to a repipe

  • Pressure under 40 psi at the kitchen sink
  • More than two pinhole leaks in a 12-month window
  • Hot water turning brown after a few days off
  • Insurance non-renewal letter mentioning plumbing
Service 04

Gas lines

New runs for ranges, fireplaces, generators, and outdoor grill pads. Every line we install is permitted, pressure-tested, and signed off by the city of Portland inspector before we leave the property. We do not cut corners on gas.

What we install

  • Range and cooktop runs from existing trunk
  • Gas fireplace inserts
  • Whole-house standby generator hookups
  • Outdoor grill pads and patio fire features
  • Tankless water heater dedicated lines

How we work it

  1. Sizing calc to verify trunk capacity
  2. Pull the city permit
  3. Black iron or CSST run, fully strapped
  4. Pressure test, inspection, sign-off

Gas warranty terms

2-year labor warranty on all new gas runs. Workmanship warranty is in writing on the invoice and stays with the property if you sell.

When to call

Call us, not the gas company, when…

  • You're adding any new gas appliance
  • You smell gas only at one fixture
  • An inspector asked for a leak test
  • Your generator install needs the gas tie-in
Service 05

AC repair & install

Central air, ductless mini-splits, and the occasional window-shaker we still service for older clients. Most repair calls in summer are capacitors, contactors, or a refrigerant leak we can find and seal in one trip.

Common issues

  • Outdoor unit running but no cold air inside
  • Ice forming on the indoor coil or copper line
  • System short-cycling on and off
  • Energy bills spiking month over month
  • Mini-split blinking error codes

How we work it

  1. Diagnostic with refrigerant pressures and electrical reads
  2. Show you the failed component before we replace it
  3. Repair on the spot if we have the part on the truck
  4. Tune-up the system before we leave

When to call

Get on the schedule when…

  • It's May — tune-ups book up by mid-June
  • You hear a humming outdoor unit but no fan
  • Indoor coil shows ice
  • The thermostat says cooling but the air isn't cold
Service 06

Heat pumps

Cold-climate heat-pump installs sized for Maine winters. We size by Manual J, not by square-footage thumb-rules, and we file the Efficiency Maine rebate paperwork on your behalf so you don't lose half a Saturday in front of a state form.

Where heat pumps fit

  • Replacing oil or propane primary heat
  • Adding cooling to a forced-hot-water house
  • Workshop, garage, or addition
  • Whole-home with backup electric or fossil
  • ADU or in-law suite climate

How we work it

  1. Whole-house Manual J load calculation
  2. Three-tier proposal: budget, Efficiency Maine optimal, premium
  3. Install over 1–3 days depending on number of heads
  4. File rebate paperwork · you typically see credit in 4–6 weeks

When to call

Worth a conversation when…

  • You burn more than 600 gallons of oil a year
  • You don't have central AC and want it
  • You're replacing a 15+ year-old AC condenser
  • You're building an addition without ductwork
